

Heavy and Light Industrial
Definition:
a property that is a) designed to house businesses with an industrial purpose, and b) does not contain heavy machinery (light industrial).
Examples:
warehouses, flex-spaces, manufacturing facilities, assemblies, packaging facilities, storage facilities.

The majority of Light Industrial properties are located in industrial parks, or zoned as industrial, and have dock high loading and tilt wall construction. A property containing heavy machinery, wielding operations, cranes and hazardous materials will fit in the Industrial category.
Both Industrial and Light Industrial properties should have adequate ceiling heights, adequate column spacing and adequate truck turn-around..
